Situated in a small hamlet 45mn north of Limoges and around five minutes from the well appointed town of Bellac, this very old farmhouse has been neglected for years. But if you can look through the abandoned possessions, you can see what a really nice project it is!



At the moment, on the ground floor there are two large rooms. The front one (27mē) has a very old fireplace, the back one 38mē used to have a bread oven (only the opening is there). There is a large loft (with a rather dodgy floor!) where there looks to be enough space for you to create 2/3 bedrooms and a bathroom. With the right planning permissions (a CU would be done as part of any sale) the attached barn (90mē) could be used to extend the house into it. There is a small garden area at the front and a land division will be done by the current owners to define the garden at the back (up to 800mē) with lots of small piggeries etc. Water, electricity and hamlet mains drainage passes in front of the property but everything needs to be done here (roof, floors, utility connections, etc). Basically it is a blank canvas but it has a lot of potential to be really charming! NOTAIRES FEES: 3,520 EUROS
